Rua do Olival sits in the heart of this charming district, steps from acclaimed restaurants like Come Prima and the French-inspired La Boulangerie. Santos is Lisbon's unofficial design capital — galleries, concept stores, and LX Factory are all nearby — while the stately Lapa quarter adds embassies, grand palaces, and a tranquil residential atmosphere. The Tagus riverfront is a short walk away, with trains to Belém and Cascais from Santos station.

Discover Santos and Lapa

Santos and Lapa run along Lisbon's south-western slope, between Estrela and the Tagus. Santos has the design-studio energy: small galleries, vintage shops, late-opening cafes, and the tram down to LX Factory. Lapa is quieter and more residential, with consulate gardens, embassy mansions, and tree-lined streets that climb up to the Basilica da Estrela. Both share the same river light and the same easy walk to the centre.

What makes Santos and Lapa special

Santos is where Lisbon's design and food scenes overlap. LX Factory, the converted 19th-century industrial complex, sits a short walk away with its bookshops, restaurants, and weekend market. The waterfront promenade runs from Cais do Sodre out past Belem, perfect for a long morning walk or a sunset cycle. In Lapa, the streets stay calm even in summer, and you can hear the tram before you see it.

Local gems and landmarks

Museu Nacional de Arte Antiga is a five-minute walk and holds the country's most important collection of European painting and Portuguese decorative art. The Basilica da Estrela and its garden are uphill in Lapa, ten minutes on foot. Mercado da Ribeira (Time Out Market) is one tram stop or a fifteen-minute walk along the river. Rua Dom Joao V and Rua das Janelas Verdes are some of the prettiest residential streets in the city.

Getting around

Tram 25E runs along Calcada da Estrela and connects Santos and Lapa to Estrela, Lapa, and Praca do Comercio in the Baixa. The 15E tram passes the waterfront on its way to Belem. Cais do Sodre station (trains west to Cascais and the metro green line) is a ten-minute walk. Bus 714 links the neighbourhood to Praca da Figueira. The Tagus ferries leave from Cais do Sodre to the south bank in under fifteen minutes.

Living in Santos and Lapa with Precious Homes

Our four apartments in the historic Santana building sit in the heart of Santos. We restored the building room by room: original Portuguese pine floors, azulejo panels in the entrance halls, and joinery cut and finished by craftspeople we have worked with for years. The kitchens are laid out the way we cook in our own home, and the living rooms are built around the river light that comes in late in the afternoon.

We are Joana and Greg, and we host every stay personally. We will tell you which neighbourhood pasteleria opens earliest, where to catch the 25E without queuing, and which corner of the Estrela garden is best for a quiet morning coffee. All our homes in Santos are within walking distance of the tram, the museum, and the river path that runs down to Cais do Sodre.
